Who can't use some moving tips when they're packing up their whole life for a new home? If you're among thousands of people who have picked up and moved their family to a new home or a new community, you have fresh memories of some of the ups and downs or thrills or frustrations of moving.

Drawing from personal experience, I know there are lots of ways to help make your household move easier and more smooth. Read here for help to get your life, and your possessions, organized for a peaceful and exciting move.

Make a list.
Write everything down! You'll thank yourself later. Before you pack even one box, create a simple record keeping system. Create a computer-printed list of numbers with a space to write the contents. Or have a spiral-bound notebook for the job. You'll place a number on EVERY box you pack and list the contents on your list. Don't put the list down unless it's in a place you'll call Packing Central. This is where you'll find your labels, marking pens, box tape, and other supplies. When describing the box contents, be specific -- "A-D files" is better than "files", and "Tulip dishes" rather than "misc. kitchen".

Have plenty of supplies.
Don't make me say this twice-- you'll need LOTS of boxes--probably more boxes than you think, and having enough boxes will make your life easier! (If you buy your boxes from a moving company, you can always return unused boxes for a refund. If you got them free from the grocery, just toss any leftovers.) Have about 10 boxes set aside to use for last minute items on moving day, such as bedding, clothing, and cleaning supplies. You'll need strong plastic packing tape to close up the boxes securely. Use unprinted newsprint (newspaper can stain your items) or packing paper or bubble wrap to wrap and cushion household good. Again, you'll need lots more supplies than you think, so get extra so the packing can go smoothly. Return any unused supplies after the truck is packed.

Utilize wardrobe boxes.
These tall boxes are perfect for bulky, lightweight items such as comforters, pillows, and blankets, as well as clothes that need to remain hanging. Call your mover to ask the width of the wardrobe boxes they'll be bringing. Then measure the clothes in your closets (including coat closets) to see how many wardrobe boxes you'll need. You can also use them for closet storage boxes, shoe boxes, and other bulky items such as fabric bolts, large baskets, or gift wrap tubes.

Don't make the boxes too heavy to lift, however. One mover told the story of someone who put a bowling ball in a wardrobe box! Strategize wardrobe box use.
Moving companies will be happy to deliver boxes ahead of your moving day. Or if you're doing the move yourself, get things organized as early as possible. A few days before your move, fill some sturdy handled shopping bags with bulky closet items such as shoes, sweaters, belts, and jeans. On moving day, fill the bottom of the wardrobe boxes with some of the shopping bags, then add your hanging clothing. Pack hanging items tightly so things won't move around and fall off of hangers. Finally, cover the shoulders of your clothes (a dry cleaning bag works well), then add a few purses or sweaters on top. You'll have fewer boxes, and closet items remain together. Also, the shopping bags will make it easier to retrieve your belongings from the bottoms of a tall wardrobe box.

Color coordinate.
Designate a color for each room in the new home, such as yellow for kitchen, orange for dining room, etc. Apply colored stickers on the box near the box number. In your new home. Put a matching sticker on the door to each room. The movers will know where to put everything when they arrive at the destination. It's also helpful to post a big sign on the wall in the room where you want boxes stacked, ("Boxes here please") to keep them out of furniture and traffic areas.

Let's follow the steps of a bathroom remodeling project.

1. How Far Do You Want to Go?

* Surface Alterations. At the easy end of the scale, you may like the general layout and size of the bathroom and the structure supporting the bathroom (joists, walls, etc.) are sound. - Look for any evidence of insects or rodents, both on the floor in visible areas as well as inside cabinets, drawers and closets.

Eviction Process

Before a tenant is physically evicted from his or her apartment, the landlord must go through a court proceeding. The process usually begins when the tenant either fails to pay the rent on time or the tenant breaches a term of the lease. The landlord will serve the tenant with a three-day notice to either pay the rent or quit the premises and cure the breach or quit the premises. A cure or quit notice is usually given after a violation of a term or condition of the lease or rental agreement, such as a no-pets clause. To avoid eviction proceedings, the tenant must "cure" the violation or move.
If the tenant fails to either pay the rent or cure any breaches of the lease during the three-day period and continues to remain in the apartment, the landlord will file an unlawful detainer action against the tenant. The landlord must properly serve the tenant with the court documents called a Summons and Complaint. Proper service can be accomplished by either personally handing the Summons and Complaint to the tenant or anyone over the age of 18 in the apartment, or the landlord may post the documents on the tenant's door and mail a copy to the tenant.
Once served, the tenant then has only five days, not counting the day of receiving the paperwork, to file his response, called an Answer. If the tenant fails to file an answer, a default judgment will be taken against the tenant. The tenant will then be evicted shortly thereafter.
If the tenant files an answer, the tenant will receive a notice of trial from the courthouse in about two to four weeks. Before the trial actually begins, the tenant has the opportunity to negotiate with the landlord for a mutually agreeable settlement.
If the tenant goes to trial and loses, the landlord will be granted a judgment giving him possession of the apartment and money damages, which includes the landlord's attorney's fees and costs of the eviction proceeding. The landlord will then deliver the judgment to the Marshall or sheriff to actually evict the tenant.
The Marshall will post a five-day Notice to Vacate on the tenant's door about 10 to 14 days after the trial. After the five-day notice is posted, it is a good idea to remove all valuables from the apartment, including medications, and store them at a safe place. If the tenant is still on the premises after the five-day period, the tenant will be locked out. The Marshall will physically remove the tenant's belongings from the apartment.

After Damage Occurs It’s the worst thing that can happen when you’re living in an apartment: the landlord — the person you pay for shelter — is responsible for damage to your possessions. Maybe the management is at fault for a burst pipe, or perhaps for a fire. If you don’t have renter’s insurance, it may seem as if you’re stuck between a rock and a hard place.
But you do have an option: you can negotiate with your landlord to cover part or all of the damages. Janet Portman, the author of Every Tenant’s Legal Guide, says that landlords have a legal responsibility to compensate tenants for damage that is the apartment management’s fault. It’s just a matter of asking your landlord.
Ruth E. Thaler-Carter dealt with such a situation first hand in an apartment in Baltimore, Maryland: her landlord had arranged to have a microwave installed, but the maintenance man botched the job. The microwave fell, breaking a number of items sitting on the kitchen cabinet. “It was a huge mess as well as a terrible fright — it really made a loud noise as it all went flying! As soon as I caught my breath and calmed down, I took a photo of the mess. Then, I called the front desk and had the doorman come down to see the damage, since this occurred after 5 p.m.”
Ruth made sure that the doorman could corroborate her claim, as well as documenting the damage herself with a written list of damaged items and photographs. She even made an estimate of the amount she would need to replace everything. When she took her claim to the apartment manager, she was able to get $250.
If you find yourself in a similar situation, try to follow Ruth’s example. If you can provide documentation of the problem, you will have a much easier time convincing your landlord to cover the damages. You should also go in with a clear idea of what you want: a specific dollar amount, perhaps, or a discount on your rent.
If your landlord is unwilling to compensate you for damages, you have a few options — moving out, small claims court — although they may be too extreme in all situations. You should also remember that your landlord has no obligation to cover damages that were not his fault. Problems stemming from the actions of other tenants or outside individuals will be very difficult to get reparation for if you do not have renter’s insurance.

As a general rule, landlords aren’t exactly in favor of rent controls. There are plenty of tactics they use to work around rent controls, including trying to force out current tenants so that the landlord can adjust the rent to market rates, thereby leasing to higher-paying renters.
If you feel that your landlord might be trying such a scheme on you, you need to learn your rights in the matter.

You also need to recognize warning signs that your landlord is encouraging to you to move out, aside from obvious threats and coercion. Some landlords employ subtle techniques, but just because they are quiet about it doesn’t mean that you can’t protect yourself.
Darren Stern, a landlord who owned many rental properties through California-based Landmark Equity Management Inc., tried to convince tenants in rent-controlled properties to move out. He refused to make repairs to the point of criminal negligence, lied to tenants and illegally raised rents. Stern used a number of tactics against his tenants for over six years. It took tenants who knew their rights to bring his actions to the attention of the San Fernando Valley city attorney, who finally brought Stern to justice.
If you’re facing unfair eviction from a rent-controlled apartment–or even some form of coercion to convince you to leave on your own–it may be hard to prove. Do your best to document any instances of coercion or threats; even something as simple as writing down dates can be helpful in the long run. Furthermore, you can insist that your landlord do things by the books if he’s actually trying to evict you.
Some unscrupulous landlords might inform you that you’re being evicted, but skip the paperwork. In areas with rent-controlled housing, like New York City, a landlord must complete a specific form before carrying out an eviction on a rent-controlled apartment. In NYC, the form is called an “Owner’s Application for Order Granting Approval to Refuse Renewal of Lease and/or to Proceed for Eviction for Owner Occupancy.” Even if it’s granted, your landlord will need to go to court to evict you, giving you the opportunity to prove that it is an unfair eviction.
Just remember that as a tenant, you have rights.

Although my topic area focuses mainly on apartment and small unit rentals, most renters find they want a larger place to rent. There is nothing nicer than having a large house all to yourself without the massive down payment and 30-year commitment to worry about. And you still have the flexibility to move out at the end of the lease and find something different. If you have never rented a house, duplex, or condo before, you will find this article particularly helpful. Why Rent a House? If you’re like most renters, you will have almost every nook and cranny of your small apartment cluttered with knick-knacks, collectibles, boxes, and piles of magazines. For these packrats, it appears the apartment keeps getting smaller every year. Eventually, you’re forced to either get rid of all your stuff or find a bigger place. Houses, condos, and duplexes usually have extra storage closets, maybe a garage, and often several rooms. Perfect for all your treasured valuables.
Or, perhaps you are not a packrat but have a large family. A small apartment is not very comfortable for a large family. People like to have a little space. A house or duplex usually have several bedrooms and bathrooms and plenty of space for everyone. Often these larger properties have yards where the kids will love to play.
Or, maybe you have some pets. Most apartment complexes are not friendly to pets, especially to larger dogs or large collections of animals. Finding a private house might be just what you need.
Is Renting a House For You? Renting a house is not cheap. Usually the rent is a lot higher than an apartment. In some cities, renting a house is about the same as renting a townhouse. Of course, this depends entirely upon the location of the property, the landlord, and how eager the landlord is to rent it out. If the landlord hasn’t been able to rent for the past few months, the price is going to come down. However, if the property is in a popular location, the rent is going to rise.
Like most other units of rental, renting a house will most likely require a year-long lease (or maybe even a 16-month lease). If your income might decrease within that timeframe, being locked into a high monthly rental amount might not be a good idea. Most landlords will check your credit and income to be sure you will be able to afford the lease, just in case.

When trying to decide which apartment will be best for you, it's important to consider the amount of support each landlord is willing to provide for his or her tenants. In order to determine this, you should find out the way potential apartments handle maintenance as well as security issues.
It's important to find out the way your landlord handles repairs before they become a problem. You might be looking at an apartment with a great Jacuzzi-style tub... but if your landlord's never there to fix a bad draining problem, you might not ever get to enjoy it! You need to find a complex with a good maintenance system.
So, how are you supposed to learn how a certain apartment handles maintenance problems? Ask the landlord or manager handling your apartment inquiries. Find out how repair requests are handled. You can ask questions such as: "Is there a resident superintendent that handles all maintenance problems?", "Are maintenance hours restricted?" or "How long does it typically take for repair requests to be answered?" The answers should give you a little insight into the way that things are handled.
If you don't get much of an answer out of the complex representative, you might consider asking a resident. If the person you approach is irritated by the way the complex handles repair requests, he or she will be more than happy to vent.
It is incredibly important to find out how your complex handles security issues. Find out from an apartment representative whether or not they have any type of security guards on site. Ask if they re-key apartments once the old tenants move out. Maybe you'd feel more comfortable in an apartment close to the police department. A good friend of mine lives about a block away from the Arlington police department, and I feel so much safer when I leave there at night. On weekends, there's usually a cop car that cruises around to make sure everything's fine. It helps you sleep a little easier. Unfortunately, not every complex can all cram around the police department. This is why you must research the area to determine how safe it is.
Remember: just because an apartment looks "clean" doesn't mean that it is. Find out about the neighborhood crime statistics. You just enter in the zip code you're wondering about and hit return and you'll find out the level of safety on a scale of one to ten.

What is a lease?
A LEASE IS A CONTRACT (agreement) between a landlord and a tenant for the rental of an apartment or house. A lease can be an oral (spoken) agreement or it can be in writing. Most leases in New Jersey, whether oral or written, are not the result of bargaining between the landlord and the tenant—the landlord knows that there is more demand for rental housing than there are units to rent, so the landlord can set the lease terms. The person who wants to rent the apartment must then accept the lease as offered by the landlord.
Sometimes, landlords will try to include unreasonable or unfair terms in the lease. For example, a lease may require a tenant to get the landlord’s permission to have overnight guests or visitors. This rule is unreasonable. A tenant has the right to have friends or relatives visit for a few days without getting permission from the landlord.
In New Jersey, every lease must be written in “plain language.” This means that the lease must be written in a “simple, clear, understandable, and easily readable way.” Cite: N.J.S.A. 56:12-2.
Before signing a written lease, read it carefully. Do not sign a lease with blank spaces. Make sure that the terms in the items in the lease are the same as those you and the landlord agreed to when you discussed renting the unit. If you do not understand something in the lease, don’t sign it. Tell the landlord you first want to take it to a friend or lawyer who will help you to understand it. If you do sign a lease, be sure you get a copy. This will prevent the landlord from making changes afterward.
If your lease is spoken, make sure you discuss with your landlord all of the responsibilities you have and all of the responsibilities the landlord has. It is important that you understand what you must do before you make a final agreement with the landlord.

Another thing to find out is how the crime rate is in that part of the neighborhood. The police department will sure have statistics for this, which can also be verified, by having a chat with the neighbors, which will also give the tenant a feel for the environment.
If there are kids, it will be a good idea to check the quality of education in the schools nearby before enrolling. The grocery should be very accessible so that the family can just replenish the supplies when these run out.
If the individual is single and finds rent to be a bit expensive, another way to get it will be to share this with a friend. This will surely bring back memories of staying in a dorm in college, which is quite big and has other things such as cable and high speed Internet that is very convenient who do a lot of work using a computer.

Which is better: A lease or a month-to-month agreement? That depends.
A lease for a fixed term (such as 6 months or a year) locks both parties in for that period of time. The landlord may not evict (unless the tenant misbehaves by failing to pay the rent, wrecking the place, etc.) or raise the rent, and the tenant is responsible for the rent for the entire period. This might be good for the landlord and not so good for the tenant in an area where rents are not rising anyway and/or where there is a "low season" when it is difficult to find tenants (such as a university or resort community).
A month-to-month rental agreement gives both parties more flexibility. Either may terminate the agreement by giving written notice (usually at least 30 days) - unless a local rent control law allows eviction only for "good cause." The landlord may raise the rent at any time simply by giving a similar notice. This flexibility is good for landlords in a rising rental market, and good for a tenant whose plans for the future are tenuous.
Whichever you choose - lease or month-to-month agreement - make sure you put it in writing, in order to make the rights and duties of each party clear, and in order to minimize the likelihood of later disputes over what was agreed to. It's a good idea to have a lawyer help you write up a standard form - adapted to your needs - to use with most or all of your tenants.

Decorating Tip

My dining room has a very "earthy" decor. It has pale green walls, a scrubbed pine table, lots of candles, a simple pine buffet, and Mexican saltillos hanging in the corner on an antique ladder. I don't use a tablecloth very often, but I'd been itching for a table runner for months. The table just looked a little naked without one.
I checked all the usual places--Target, discount stores, the flea market, eBay, and other stores that carry home accessories. No luck, no luck at all. I wanted something, but I wasn't sure what. I thought maybe a tan, rough, linen runner would be nice. But I couldn't find one anywhere. At least, not one that I could afford. But I knew I wanted it to be a neutral color and to have an interesting texture.
Then I was at Joann etc. one day, and I wandered by a display that held bolts of burlap. Hmm..right color, lots of texture...bingo! I bought a couple yards (at just a few bucks each) and made my own runner. I cut a long, rectangular strip, then make fringe on the sides by carefully pulling some of the horizontal threads out. So for a few bucks and about a 1/2 hour of work, I got the table runner I couldn't find in any store.

When the weather outside is frightful, the temperatures inside your apartment can be less than delightful. Here are some tips on keeping your place warm when Old Man Winter rears his frosty head.
Let there be light. Open shades and curtains on south-facing windows during the day to let in the sun. Be sure to close them, curtains especially, to add a bit more insulation. While you may not be home during the day to appreciate the mid-day warmth, your apartment should stay warm enough to reduce your heating costs during the day (you are turning your thermostat down before you leave for the day, aren't you?).
Carpets aren't only for Aladdin. If you have bare floors (tile or hardwood, for example), use rugs to help them feel warmer in the morning and evening.
Be a draft dodger. If you have a draft, block it. This is best done with weather stripping around leaky doors and windows, but check with your landlord or property manager before attempting anything like that. If that's not an option, even a blanket in front of the door helps reduce the drafts coming in from the bottom of a door.
In space, no one can hear you shiver. If you spend the majority of your time in one or two rooms, consider the use of a space heater to warm that space instead of using the furnace to heat your whole apartment.
Listen to your father. As dad used to always say, 'Put on a sweater.' Wearing an extra layer of clothing can go a long way in keeping your body temperature up and your heating bill down. And don't forget that thick socks or slippers can help a lot with keeping you warm.
Be more like Linus from Peanuts - Use a blanket. Why heat the whole place when you're sleeping? Plug in the electric blanket and you can have a most cozy bed, while your house remains at an affordable temperature during the night hours. A blanket with dual temperature controls is best if you share your bed. Nary a couple can agree on the 'right' temperature.
Change is good. Have your furnace filter changed regularly. A dirty filter makes the furnace have to work harder, decreasing it's efficiency and increasing your heating costs.
You don't live in a barn. If you have a multi-room apartment, close the door to the unused rooms. And close the vent. If you don't use the room, there's no need to heat it.

If the water is cold by the time that you leave, there’s a good chance that you could run out of hot water in the mornings. Not a good thing. Find out if there is an in-unit water heater or if there is one that is shared by multiple units. This will also affect the amount of hot water that runs to the apartment. Even though the water heater might be large enough, if it is shared, your neighbor upstairs might like to take early morning, hot showers that last an hour… Regardless of the size of the heater, if you shower after your neighbor, you’ll be cold. Check the water heater and furnace to make sure that these are free of rust. Look for rocks, stones or other debris on the outside of the heater or furnace. This debris or chipping may indicate leaks. These leaks could possibly indicate carbon monoxide problems. Again, not a good thing.

You are about to part with a lot of money and sign a legally-binding document that is difficult to get out of, so remain focused during this last stretch by familiarizing yourself with how the lease signing works.

Individual landlords most likely won’t have you submit an application.

If you decide not to sign the lease, the application fee will not be returned to you. If you do sign the lease, the fee will either be returned or go into your security deposit.

Eyes start to wonder, and the brain has a difficult time processing the information. Bullet-point apartment attributes. Instead of phrasing in a sentence that your apartment has two bedrooms, a balcony, doorman, etc., list these out with bullet points. Try to avoid writing paragraphs as much as possible. A little paint, throughout the whole apartment or just on one wall, can make a world of difference in terms of how you feel about your space. It can really warm up the cold box, says Jeanie Engelbach, who has taught budget decorating tricks to New Yorkers and whose colorful apartment has been featured on HGTV's Small Space, Big Style.
The fact is, most people aren't afraid of color — they're so afraid of not getting their security deposit back that they're willing to live with white walls, she says. "If white is the color scheme, at least use a superior quality of paint," she suggests. But her heart is with color. "I enthusiastically embrace color because paint can always be re-covered," she says. Case in point: She has repainted her 850-square-foot Greenwich Village apartment numerous times (she's lived there for more than 12 years) and has effectively used color to divide the space into functional areas.

(ARA) - It is always a busy season for burglars. According to FBI statistics, the greatest numbers of home burglaries occur in July, with August a close second. In 2004, for instance, burglars entered a house, apartment or condominium every 14.7 seconds, making off with valuables worth an average of $1,607 each time.
Art Noparstak, marketing manager for Intermatic, Inc. and spokesperson for the national Burglary Prevention Council, an organization dedicated to the prevention of residential burglaries, states, "Sixty-two percent of all burglaries occur in daylight hours, and almost a third are made without forced entry. Don't make the burglar's job too easy."
To prevent burglaries, Noparstak offers the following advice:
* Keep all doors, windows and garage doors closed and securely fastened. Doors should have deadbolt locks with at least a 1" throw and reinforced strike plate with 3" screws. All windows should have window locks.
* Cut up cartons for TVs, computers, stereos, etc. Tie the pieces together so a burglar going through the garbage does not see any of your highly valuable household items.
* Do not leave ladders or tools lying around outside.
* Install a wide-angle door viewer (peephole) in your front door so you can see who is at the door.
* Don't put your name and residential address on your key ring. If you happen to lose it, a dishonest person could gain entry to your home.
* Use timers on lights, radios and TVs. Set light timers to turn on and off and random times of the day and night, making your residence appear occupied.
* Keep shrubbery trimmed away from entrances and walkways.
* When service or delivery people come to your door, ask for ID. If you're still not sure, call the police first and report the stranger. Next, call the company to confirm.
* Make a home inventory list, complete with photos or video. Engrave items with your ID to help the police identify your belongings. Store this list in a safety deposit box.
* Post signs in conspicuous locations that clearly indicate that the premises are protected by a burglar alarm.
"Consumers should also consider installing a burglar alarm around their home," says Noparstak. "It is a myth that burglar alarms need to be high-tech and cost thousands of dollars. There are many affordable options available, including window, door and table top alarms."

Perhaps you are just starting out in your first apartment rental home, or are starting over again and you don't know how to begin decorating your new place? Here are some easy, inexpensive, landlord friendly ideas for making a space your own!
Choose a feeling you want in your apartment or rental home. Since apartments and rentals tend to be smaller spaces, choosing a set of feelings as a theme to cover the whole space can both visually enlarge the space, and make the job much less complicated. Want a relaxed, calming atmosphere to unwind in? Choose neutrals or cool colors such as blues and greens. Want to express your colorful personality? Try using bright, energetic color combinations.
If you are in need of furniture, check out yard sales, classified ads, and even thrift shops to save yourself big bucks. Keep your choices to simple pieces that will blend with any décor, in the case of a move or a change of taste. You can make a simple platform bed with concrete cinder clocks and ¾ inch plywood or mdf board. Futon mattresses are less expensive then regular mattresses, and can offer good firm support.
Add Some Personality. Now that you have a few pieces of furniture and have chosen your color scheme to represent the feeling of the room, its time to add some personality! Throw pillows and throw blankets add color and charm, warm up the room, and disguise imperfect furniture.
Most renters can't paint the walls, so add color in creative ways. Pick up a collection of dollar store frames, spray paint them black for sophistication, then frame unusual things such as pretty pieces of fabric, cd covers, soup can labels, or even sheet music! Pick something you love, then display them as a grouping on the wall.
Don't be afraid to paint that old furniture your Aunt Rose gave you. (Unless its an heirloom, of course!) Anything can be painted these days, even cheap laminate bookcases. Kid’s clutter. What a chore. Things are put away and in no time the room is messy again.
With a little clutter control, your frustration over your child’s messy bedroom will be a thing of the past. Just think of how great it will feel to no longer take one step forward and two steps back.
With some clutter control and a personalized organizational system your child will have a solid foundation in which to build and maintain a clean and tidy room upon.
Let’s begin with your child’s clothes. Sort through everything. Start with one big clothing pile or attack things drawer by drawer. Make sure your child is available to try stuff on and share their input re: favorite items.
Making your child part of the clutter control process can lend itself to some great one-on-one-time not to mention it can also be a great learning opportunity for her.
Start piles (or boxes) of out-of-season and outgrown clothing. Once compiled remove the unnecessary clothing from your child’s room. Or, at the very least store it on a higher shelf. The same goes for clothing your child hasn’t grown into yet. Box it up and store elsewhere.
Simplify the clothing that remains. Does your child really wear all 25 T-shirts or does she just favor a few?
One of the most genuine excuses children give for not hanging up their clothes is that they can’t reach the rods. Once you have purged the excess clothing, you need to make sure your child can access what’s left. Lower the closet rod and install shelves at child-accessible heights. Also consider investing in child-sized hangers and open plastic baskets or bins for socks and underwear.
Old fashioned ‘catchall’ toy boxes may be the answer for your child’s stuffed toy collection but for small toys and books think shelves, shallow bins or carts with see-through wire baskets.
You may even want to color-code shelves and bookcases. Come up with a color scheme that matches the room’s décor e.g. blue for books, green for games, and so on. The different colors will be a visual reminder of where things go.
Label everything. You don’t need to get fancy with professionally made labels. Simply print some out on your computer and tape on.
Now put the labels everywhere on the inside and outside of drawers, on shelf edges, on the outside of the plastic bins etc.
It’s all well and good to organize your child’s room but unless you devise a maintenance plan all your work will be for not. Create a maintenance checklist and tailor the effort to your child’s age and ability. Build regular room maintenance into her daily routine.

There are many ways to display photos without increasing clutter. Take the time to display and enjoy some favourite family memories.Whether digital or film, photos are a great way to remember holidays, special family moments and other events and activities. Unfortunately, most photos end up either hidden away in boxes or photo albums or stored on a computer hard drive rarely, if ever, to be seen again.
Using Photo Albums or Photo Boxes
With large numbers of photos, a photo album or photo box is the most practical way to store and organise photos. Make sure that albums have acid-free pages to increase the longevity of the prints. Avoid storing albums in areas of high heat, damp or humidity.
Choose an album that has room for comments so that a date and a brief explanation of the people, place and/or event in the photos can be recorded. If using film photos, don’t make the mistake of putting all the photos from each film roll into the album just because they have been printed. Remove any that are out of focus and choose the best photo to display if there are multiples of a particular shot.
Photo boxes are great for those who want to minimise fuss with photos. Available at most department or discount stores, these boxes can store standard sized photos. Make sure that a date is written on the back of each photo. Many boxes have divider cards included and this is a good way to provide some order. Group chronologically or by event or location.
Keep a photo album or photo box on the coffee table so that family and guests can browse. Change the album regularly so that all photos can be viewed and shared.
Scrapbook to Record Special Memories
Scrapbooking is a popular hobby that allows people to create collages and display pages for photos.
Scrapbooking albums can easily take up as much room as a standard photo album, but only use a small number of photos. Scrapbooking pages aim to record the personality of an individual or group of people and the significance of a moment or event as much as simply being a way of displaying snapshots.
There are numerous scrapbooking how to books or computer programs to assist beginner scrapbookers. Scrapbooks make great coffee table books or gifts for special occasions. Photos can also be scrapbooked into framed pages or calendars for display.

Photos can be loaded onto the frame or a memory card and will cycle through to display each photo in turn in a continuous cycle. An Apartment Checklist of What to Buy First Getting your first apartment is exhilarating. That empty space is full of promise and prospects for shopping. Let your imagination wander. Depending on your shopping personality, it is easy either to get carried away and blow your money on nonessential (but gratifying) items; or to tremble at the thought of spending your hard-earned income on expensive furniture.
Below is a list of 11 essential purchases for turning your first apartment into a comfortable, functional home. My suggestion is to purchase at least the first five items before you move in.
1. Mattress / BedThis first purchase is a no-brainer, especially after you've spent a night or two on a cold hard floor in a sleeping bag.
Those first days, weeks, or months in your first apartment, your bed can be the place where you eat, read, and watch TV.
Remember to measure your bedroom, before you buy the mattress. Also, think about how much you can spend on sheets. Queen-size sheets cost significantly more than twin sheets.

I have been getting plenty of emails from people asking me about certain tips and hints about various topics. For my dear readers, I thought I would post some of my tips here. Feel free to put your own tips in my discussion forum or email them to me. Everyone loves tips. Thanks. This article is second in the series. Come back again for more tips and hints!
Clarifying Confusion in the Bathroom: The bathroom is one of the dirtiest and most difficult to clean quickly. I receive dozens and dozens of pleas from readers asking for bathroom tips ranging from how to clean to how to repair. For now, we’ll just focus on cleaning and other useful tips for the “throne room”.
Invest in those new sweepers with the disposable cloth covers (like Swifter). Get both the dry and wet cloths. Sweep the floor with the dry cloth to collect all the loose hair, then wipe clean with the wet cloth. Works great! Get a card at your local wholesale warehouse (like Sams Club or Costco). You can find giant-sized cloth refills really cheap there. The toilet paper bundles are usually not much cheaper than the stores. Cover the floors with bathroom rugs. Not only do they keep your feet warm in the cold and clean after showers, but they keep the floors a lot cleaner and make it easier to clean. Simply shake the rug before sweeping. Get a rug that can be washed in the wash machine. You only need to wash these occasionally. To clean the bathtub and counter, get some scrubbing powder. Personally, I found the cheaper generic brands work the same as the more expensive known brands (such as Comet). Sprinkle the powder on the surfaces and scrub with a wet sponge. Works really great on mildew-covered surfaces and those ugly orange rings around the tub. If you have too much mildew build-up or have some areas that are hard to reach (like around the base of a faucet), spray with a wipe-less mildew remover spray. Studio-living is a unique experience. It offers the convenience of walking from one living space to another by simply moving around one or two rooms. Such easy access can, of course, be both a blessing and a headache.
On one hand, tidying up and putting items away becomes a quick chore. And preparing a snack during your favorite television program is easily accomplished.
On the other hand, living out of one or two rooms can be mentally distracting. How common is it to experience the urge to check email while lying in bed, simply because the desk is in plain view? I'm sure it's very common. Then there are disturbances, such as the pile of dirty dishes in the sink, that worm their way into your thought process while working on an important document, simple because the dishes are in plain sight (or smell).
These distractions are the bane of studio living (aside from the small space). But they can be minimized, and one of the best ways to do this is to seperate the spaces visually with room dividers.
I suggest starting off with the bedroom or the office, since these are two areas where mental distractions are the most unwanted.
The cheapest way to divide a room up is by arranging the furniture in a way that creates distinct spaces. Using rugs in addition to this helps create visual focal points.
If your studio is oddly shaped, and you are left with little choice in furniture placement, don't worry. This is where room dividers come in. The three most common room dividers are:
Curtains. You can buy curtain panels or a piece of cloth and clip-on curtain rings. Then hang the curtain from a rod that attaches to the ceiling. Sheer fabric is recommended for small spaces, since it will allow light to filter through. For your bed, you can even create a canopy.
Bookcases. Backless, free-standing bookcase that look pleasing from both sides make excellent room dividers. And they have the added benefit of acting as storage. Place the bookcase between two of your living spaces and place objects that look please from both sides on the shelves.
Folding screens. Folding screens are a good choice, because they are flexible and versatile. You can easily move them around and play with the furniture arrangement. Plus they don't take up much space.

The Costs of Moving - A Quick Checklist (Rate this article)When you’re preparing to move, either into your first apartment, or just a new apartment, make sure you’re prepared financially by referring to this quick checklist.
The Old Lease - If you’re moving from one apartment to another, make sure you’ve fulfilled the terms of your old lease. If you move out early, you may be responsible for a reletting fee and/or the remainder of rent due on your lease.
Security Deposit - You’ll need to pay a security deposit. If you’re moving from one apartment to another, you may not get your old security deposit back in time, the amounts may be different, or you may only get a certain percentage of your deposit back. Make sure you have this money in the bank, just in case.
Utilities - If you are moving to a new town, or moving to a building that has different utility providers, you may need to pay deposits for things like electricity, phone or any utility not included in your rent. Don’t give up that ideal opportunity until you read over our advice on how to sublet. Subletting means essentially sharing a lease with someone else until it expires. It has its risks but if done properly, it will be possible to move early without breaking a lease. Here are the steps you need to follow to make your sublet experience a success.
Get Your Landlord’s Permission
Read your lease to determine your subletting rights. If your landlord profusely forbids it, try to explain your situation in writing and negotiate a solution. You can offer to help your landlord find a new tenant, although you are still responsible for the rent until a new lease is signed. If subletting is permitted, get your landlord’s permission in writing before moving on to the next step. Find a Trust-worthy Leaser
Ask around your circle of friends and co-workers first. If you don’t get a response, post a flyer in a coffee shop you frequent, community center or place an ad in the classifieds. Describe your apartment and the dates that it will be available along with your contact information. You can try to advertise for the same rent you are paying but may have to reduce the rate since you are limited in time. Interview interested people just as if you were hiring them to work for you. You will still be responsible for the lease so you need to make sure the person who moves in will pay rent on time and keep the apartment well-maintained. Here are some questions to ask a potential sublessor: Where are you employed and what is your monthly after-tax income? Why are you seeking short-term housing? How many people will be living the apartment? Any children? Any pets? Do you plan on having any social events or guests staying at the apartment? Do you consider yourself a clean person? (The person’s appearance is one clue to the answer although it is not a guarantee that their appearance reflects their housekeeping habits). Give the best potential sublet candidates a tour of the apartment. Answer their questions as honestly as possible and be candid about any problems. Even if you were lucky enough to have a friend to take over your lease, you still need to have a written agreement. You can make one yourself but unless you’re a lawyer, this is not advisable. A professionally formatted version of the form is available for a fee. If not mentioned in the agreement, you need to add in a statement regarding the security deposit. For example, if the sublessor puts a hole in the wall is he/she responsible for the security deposit? If you don’t address it the money will surely come out of your pocket. Depending on the terms in your lease and state laws, you may have tenant’s rights over the sublessor. This means you can evict the person if they do not pay rent or in any other way violate the terms of the written agreement. Explain this to the sublessor so that there is no confusion later. Make sure the sublessor is clear on when he/she can move in and leave them a way to contact you as well as the owner of the apartment. Leave an emergency maintenance number as well as the place where the rent should be delivered.

Thurston, regional manager. The following are the most significant aspects of the report:
January's unemployment rate for the area was 4.4 percent, marking the 15th consecutive month at less than 5 percent.
After a long decline during the 1980's, Jersey City is booming. Despite a drop in manufacturing jobs, the city's employment level grew by more than 4 percent between 1993 and 1997. The finance and insurance sectors continue to gain jobs as companies move to the area. These changes have strengthened demand and forced vacancies in all product types into the single digits. As availability tightens, developers have begun to break ground on numerous projects all over the city.

The Lefrak Organization recently completed its second of four residential complexes that comprise the Towers of America. The 445-unit complex became fully occupied in less than six months. Other residential projects include Avalon Cove II, a 220-unit tower, and the Marbella and Portofino, with a combined total of 561 units. New office and hotel projects include the American Financial Exchange, 90 Hudson Street and Courtyard by Marriott, with many others in the pipeline.
Approximately 5,400 multi-family units were permitted in 1998, the highest number in eight years.
Permits for new multi-family buildings of five or more units in the five-county region have been averaging 2,907 per year since 1993. Hudson and Bergen counties have been most active, averaging 274 units permitted per year during the same period. During the past year, 4,013 new units have been authorized in the region, an 80 percent increase from 1995's 2,229 units. In Hudson County, along the waterfront, 1,234 permits have been issued, while 780 units have been approved in Bergen County. Union County registered a small increase, while both Essex and Passaic counties have slowed considerably, by 85 percent and 82 percent, respectively.
Vacancies tightened further in 1998, with virtually no availability of upscale apartments along the Gold Coast.
Although construction activity continues, overall vacancies should decline slightly. Increased demand from New York City professionals seeking more affordable housing should offset the increased supply of new luxury units. The Gold Coast offers lower rents and residents can reach Manhattan in minutes via ferries and PATH trains.
Rental rates will increase modestly in 1999 as demand persists and new supply remains in check.
Strong employment has been a major factor in forcing rents upward. As with vacancies, however, rental rates vary across submarkets. Along the Gold Coast, where demand is strongest, rental rates continue to lead the market. Monthly rents for one-bedroom apartments range between $1,050 and $1,300. Two-bedroom apartments command between $1,550 and $1,850 per month, while rents for three-bedroom apartments can reach as high as $3,600. Rates for Class A luxury apartments are approximately 2 to 3 percent higher.
The number of apartment sales transactions dropped slightly in 1998, with Hudson and Essex counties registering the most activity once again.
Apartment sales volume throughout the region declined 8.3 percent between 1997 and 1998. Union County recorded the only increase in sales velocity during the period, of 24 percent. During the past year, a total of 209 properties in excess of $250,000 changed hands, 82 of which were in Hudson County. In Essex County, 52 properties sold, while Bergen and Passaic counties registered 29 and 21 sales, respectively. Hudson and Essex counties recorded the most sales activity in 1998.

Small rooms can feel confining and uncomfortable. Luckily we can utilize certain design concepts that fool the eye and make our rooms seem larger. Try these inexpensive decorating tricks to make your rooms live bigger.

1. Use Light Colors
Light and brightly colored walls are more reflective, which will help to maximize the effect created by natural light. This does not mean you have to live with white walls. There are a wide range of light colors paints available, such as light green or cream beige.
Once you've chosen your wall color, choose your trim and moldings colors. Paint your trims and moldings in either the same hue as the walls, or a lighter color. Lighter objects appear closer while darker or shadowed objects appear further away. When you paint your moldings a lighter color, the wall appears further back - thus making your room appear bigger.
Now, don't be worried that your room is going to be bland and uninviting, bolder and darker colors can be be used in furniture, artwork and accessories.
If your colors are already dark, try to move the darker colors to a 'background' role while maximizing your neutral white or ivory. Be careful when using wallpaper. Solid colors are the safest, with tiny patterns taking a close second. Whatever the wall color or finish, we recommend the ceiling in a small room be painted stark white to maximize brightness.
2. Mirrors
Mirrors can have a favorable impact on a room's appearance. A large mirror in the room will reflect light around the room. The mirrors also reflect both natural and artificial light to make a room brighter during the day and night. They bounce light deep into the room, making it appear larger. This is especially effective with near a window so the outdoors can be reflected.
Use glass-front or mirrored cabinet doors to make spaces feel large and uncluttered. Large, expansive mirrors over vanities, mirrored wardrobe doors or a floor-to-ceiling wall of mirrors (combined with our decorating suggestions) can make even the smallest of spaces seem larger.
3. Arrange Furniture At Angles
Arrange some of your larger pieces of furniture at a angle. You don't have to place the furniture at an exact 45 degree angle, often a lesser angle looks best if you can balance the look with another furniture piece.
Setting your furniture at an angle works because the longest straight line in any given room is it's diagonal. When you place your furniture at an angle, it leads the eye along the longer distance, rather than the shorter wall. As an added bonus, you often get some additional storage space behind the piece in the corner, too!
4. Scale Furniture
Keep furnishings in scale with the rooms. In small rooms, use slim rockers, open-back chairs or a simple sofa or love seat rather than overstuffed furnishings to avoid overpowering the space.
There are stores that deal exclusively in furniture for apartments and mobile homes. Despite its slightly smaller size, scaled-down furniture can be beautiful. An open headboard is best for a small room. When furnishing, keep the view at eye level unobstructed. Taller furnishings should be placed at the end of the room opposite its main entry.

Lighting can make or break a room and in most cases, we tend to place light fixtures on table tops, floors and sometimes the wall but let’s not forget about the ceiling too!
With today’s hot new looks for overhead lighting, there’s no excuse to brighten up your space with a new, vintage or modern chandelier.
I really like the look and feel of these charming black and white chandeliers. Even though they resemble traditional style chandeliers, the fresh new spin on design with the basic black and white colors really creates a sassy style that can set the stage for any room.
Okay—so you’re renting and your landlord isn’t willing to let you install an overhead lighting fixture yourself because of liability or because theirs no overhead electrical connector. Or maybe it’s because the landlord doesn’t want to go out-of-pocket to hire an electrician or handyman. I could go on and on! But whatever the case may be--- you can certainly work your way around this dilemma! And it’s easier than you might think!
Now this isn’t brain surgery or anything new but as a renter, we can sometimes forget to “look up” and think about creative applications to include overhead lighting that easy to do.
So what’s the solution? Ceiling hooks! They come in so many sizes and styles and are a great way to suspend a pre-wired chandelier that you can plug into any wall outlet. Simply drape the cord and chain from the ceiling to the wall then plug it in! Wall brackets that are longer in their reach can also be a helpful solution for hanging a small chandelier as well.
Don’t forget your balcony! It’s always nice to have a little extra low wattage lighting on a small balcony. Lighting up this space can extend the size of the connecting room from the inside to the outside so consider using plant hooks that are especially made for railings. Simply hang a small chandelier on the hook to shed a little more light. You’ll be surprised what a little chandelier can do in the most unlikely spaces! Enjoy!

"Northern New Jersey's popularity among apartment investors continues due to its low construction, high occupancies and overall stable performance," comments David E. Thurston, regional manager of the firm's Fort Lee, N.J., office. "In the short term, the current economic slowdown has harnessed rent and price growth, but market fundamentals and the long-term outlook remain positive."

* Local employment will rebound in 2003 after ending this year down only 0.5 percent. In 2001 the Northern New Jersey economy managed to maintain marginally positive growth and a stable employment base. This is somewhat deceiving, however, as job losses in many sectors were camouflaged by a 5 percent increase in F.I.R.E. sector employment between September and December. New York-based firms that had to leave Manhattan to find temporary facilities in Northern New Jersey caused this largely short-term increase.

Not known as a particularly affordable single-family housing market, new home sales have dampened rental demand. Affordability rates vary from a low of 37.2% in the Jersey City MSA to 58% in the Newark MSA, compared to 64% for the overall United States. However, historically low interest rates are pulling tenants out of the rental market into the first-time home-buying market.
* Rents are stable across the market, except for high-end units, which are experiencing concessions and weak demand. Overall, rents will remain relatively flat through year-end but with owners raising rents in rent-controlled markets. Once the economy shows signs of healthy growth, rents will start to climb again.
Rents in this market, like occupancies, have remained relatively stable since last summer. Currently, luxury units have the weakest rent performance and are experiencing concessions and some rent declines.
* Sales prices continue to rise as available product is very thin in the market. Apartment prices continue to rise, in some submarkets significantly, due to the lowest inventory of product in many years. Buyer demand and a low inventory of investment properties will continue to drive prices slightly higher during the remainder of 2002. However, if interest rates and/ or energy costs rise significantly, price levels will stabilize or could even begin to erode.
